Sell a condo parking spot or locker in Ontario, on the MLS® System

If your condo parking spot or locker is its own registered unit, you can sell it on the MLS® System like any condo. A licensed brokerage, Robin Hood Realty Limited, Brokerage, lists it as a Parking Space or Locker from $69.99 a month, $99.99 for two months, or $249.99 until it sells, so you keep the listing agent's commission. Buyers and their agents contact you; you sell it with your lawyer.

First: can your parking spot be sold on its own?

In an Ontario condo, a parking spot or locker is one of three things, and only the first can be sold by itself. Your declaration (the condo's founding document) says which one you have; it's in the status certificate, or ask your property manager.

What your spot isCan you sell it on its own?
A unit (its own unit and level number on your deed, e.g. "Level B, Unit 45")Yes. You own it like your suite, and you can list it on the MLS® System, subject to any limits in the declaration
An exclusive-use common element (assigned to your suite by the declaration)No. You have the right to use it, but you don't own it; it normally goes with your suite
A common element rented or assigned by the condo corporationNo. The corporation controls it; ask the property manager about its waiting list or rules

How to sell your parking spot or locker in 4 steps

Selling a parking or locker unit takes four steps from your account. Once your ID, proof of ownership and signature are in, we enter the listing and email you the MLS® number when it's live.

  1. Start and pay. Choose Condo for Sale when you start your listing, then Parking Space or Locker as the property type. Pick a plan: $99.99 for two months, $69.99 a month (cancel any time), or Unlimited ($249.99, renews free until sold).
  2. Describe the spot. The building, the level and unit number, its size, whether it's tandem or has an EV charger, how close it is to the elevator, and the monthly common expenses. A few clear photos are enough.
  3. Sign the listing agreement online. We check the listing and enter it on the MLS® System.
  4. Buyers contact you. Review offers with your lawyer, and tell us when it's sold.

What you keep: a flat fee instead of a listing commission

A full-service listing agent is usually paid a percentage of the sale price, often 2–2.5% for their side, plus HST. A flat fee listing puts your spot on the MLS® System for a set price, where buyers' agents in your area see it.

You also offer a commission to a buyer's agent, paid only if that agent brings the buyer. It must be a set amount (never $0), and if a neighbour in the building buys it with no agent there's nothing to pay. Run your own numbers in the commission calculator.

$60,000$1,200–$1,500 + HST$99.99 + HST for 2 months, or $249.99 until sold
$90,000$1,800–$2,250 + HST$99.99 + HST for 2 months, or $249.99 until sold

Who buys a parking spot, and who's allowed to

The usual buyers live in your building: an owner whose suite came without parking, a household with a second car, or an owner who wants a locker. Buyers' agents can set up MLS® alerts for a particular building, so a listing reaches buyers who never see your notice board.

Check your declaration before you list. Some declarations limit who can own a parking or locker unit, for example to owners of suites in the same building. If yours does, say so in the listing, so only buyers who qualify make an offer.

Papers to have ready

A buyer's lawyer will want the facts on the unit and the corporation. Gather these before you list:

  • Your deed showing the parking or locker unit's legal description (level and unit number)
  • The monthly common expenses for the parking or locker unit, from your statement or the declaration
  • The status certificate: anyone can request one from the condo corporation; it costs up to $100 including tax and must be provided within 10 days (Condominium Authority of Ontario)
  • The building's rules on parking: vehicle size, EV chargers, storage in the spot

Is selling your spot yourself right for you?

It suits owners whose spot or locker is its own unit and who are happy to answer a few questions and sign with a lawyer. With no showings to speak of, there's very little selling to do; the listing's job is to get your spot in front of buyers' agents.

It's a harder fit if you're not sure the spot is a separate unit, or if the declaration's limits leave very few eligible buyers; check with your property manager or lawyer first. Selling the suite too? See list my house on MLS®; for renting out a suite, see lease my condo on MLS®.

Questions

Can I list a condo parking spot for sale on MLS® in Toronto?

Yes, if it's its own registered unit. It goes on the MLS® System as a Parking Space under Condo for Sale, and a locker unit as a Locker. An exclusive-use parking spot assigned to your suite can't be sold on its own.

How much does it cost to list a parking spot on MLS®?

With us, $99.99 for two months, $69.99 a month, or $249.99 for Unlimited, which renews free until it sells, plus 13% HST. You also offer a commission to a buyer's agent, paid only if one brings the buyer.

How do I know if my parking spot is a separate unit?

Look at your deed (the transfer from when you bought): a parking unit has its own level and unit number. The declaration (in the status certificate) confirms it, and your property manager can tell you.

Can someone who doesn't live in my building buy my spot?

It depends on your declaration. Some limit ownership of parking and locker units to owners in the same building. Check it before you list, and put any limit in the listing.

Can I rent my parking spot out on MLS® instead?

You can list a spot for lease, but for a spot that rents for a small monthly amount, a lease listing often costs more than it's worth; a notice in your building is usually enough. Selling is where an MLS® listing pays off.

What if a neighbour buys it without an agent?

That's fine. Tell us it's sold from your account and we update the listing. With no buyer's agent involved, there's no commission to pay.
