What selling by owner costs in Toronto
Selling by owner in Toronto, your costs are the listing fee, your real estate lawyer, and the buyer agent commission you choose to offer if an agent brings the buyer. You keep the listing side of the commission, which on a Toronto price is usually the largest saving; see real estate commission in Ontario for the numbers.
Toronto buyers pay one cost sellers elsewhere in Ontario don't see: the Municipal Land Transfer Tax, charged "in addition to the Provincial Land Transfer Tax". It's the buyer's bill, not yours, but it comes out of what a buyer can spend, so price with it in mind. Since April 1, 2026 the city's rates are higher on homes over $2,000,000, and first-time buyers can get a rebate of up to $4,475 if they move in within nine months.
Toronto's Vacant Home Tax while your home is for sale
If your Toronto home sits empty while it's for sale, the city's Vacant Home Tax matters. Every residential owner must declare the home's occupancy each year, "even if they live there or qualify for an exemption", and a home vacant for six months or more in a year is taxed at 3% of its assessed value.
A sale helps: the year in which the home changes hands can be exempt when the whole property is transferred. A home rented out under written leases of at least 30 days, for at least six months of the year, isn't treated as vacant. Declare on time even in the year you sell; the city can fine owners for false or missing declarations.
Renting out your Toronto home by owner

Three Toronto rules to know as a landlord:
- Short-term rentals are allowed only in your principal residence, must be registered with the city, and a whole home can be rented short-term for at most 180 nights a year (toronto.ca).
- Renovating with a tenant in place: a landlord who serves an N13 needs the city's Rental Renovation Licence first.
- Four or more rooms rented separately count as a multi-tenant house, which needs a city licence.

Can I sell my house by owner in Toronto?
Yes. Nothing in Ontario requires a listing agent, and a flat fee listing still puts your Toronto home on the MLS® System and realtor.ca. You show the home and negotiate yourself, and a real estate lawyer handles the agreement review and the closing.
Who pays Toronto's land transfer tax when I sell?
The buyer. Toronto buyers pay the city's Municipal Land Transfer Tax on top of Ontario's land transfer tax. As the seller you pay your lawyer, any buyer agent commission you offer, and your listing fee.
Do I owe the Vacant Home Tax if my house is empty while it's for sale?
Possibly. A Toronto home vacant for six months or more in a year is taxed at 3% of its assessed value, but the year the whole property changes hands can be exempt. Every owner must still declare the home's status each year.
Can I rent my Toronto home short-term while it's for sale?
Only if it's your principal residence. Toronto short-term rentals must be registered with the city, a whole home can be rented short-term for at most 180 nights a year, and guests pay a 6% Municipal Accommodation Tax. A home you've moved out of can be rented to a long-term tenant instead.
