Markham now allows up to three units on every urban residential lot, so a basement apartment or second suite can add real value. The catch: "All two-unit houses must be registered with the City", and both units are inspected for building and fire safety before they're registered (markham.ca). Markham Fire charges $260 for the first inspection and $246 to register.
If your suite is registered, say so in your listing and keep the paperwork ready for buyers' lawyers. If it isn't, describe it plainly as a finished basement; a buyer planning to rent it out will check, and an accurate listing avoids a renegotiation after the offer.
Renting out your Markham home by owner
Markham is one of the tightest rental markets around Toronto.
