A finished basement with its own entrance is common in Brampton, and buyers ask one question first: is it legal? The city keeps a public map of registered units, and it is clear that two-unit and three-unit homes "must be registered with the City in order to be legal". Buyers and their agents can check your address in a minute.
So describe the unit honestly in your listing. Say "registered second unit" only if it is on the city's register; otherwise describe it as a finished basement with a separate entrance. Your listing description is part of what you're representing to buyers, and a lawyer will ask.

Since January 1, 2026, every Brampton owner renting out one to four units needs a Residential Rental Licence, city-wide; it used to cover only wards 1, 3, 4, 5 and 7 (city release). What it takes:
- The licence is free and renewed every year. You complete a one-time online learning module and show $2 million of liability insurance.
- A basement or other additional unit must be registered with the city first; then you apply for the rental licence.
- Renting without one is fined $750 for a first offence, $1,250 for a second and $1,500 after that.
Brampton's rental market in 2025
