Selling a Niagara home on a septic system
Rural Niagara has plenty of homes on private septic systems. Niagara Region handles septic permits and records for every local municipality except Wainfleet, West Lincoln and Welland, and for a sale it can report "the status of the existing private sewage system" and any open work orders, for a file search fee of $258 plus HST (niagararegion.ca).
Order it before you list. A clean file, the original permit and recent pumping receipts answer the septic condition most rural offers carry, and an open work order is far easier to deal with before a buyer's lawyer finds it.
Renting out your Niagara home by owner
Niagara's rental market has eased: CMHC's 2025 Rental Market Report put the St. Catharines–Niagara vacancy rate at 3.9%, "a more-than-decade high", with an average two-bedroom rent of $1,527, up 5.5%. Short-term rentals are licensed town by town:
- St. Catharines: a licence is required, and the rental must be the operator's primary residence.
- Niagara Falls: owner-occupied short-term rentals run under a licensed pilot, and the city stopped taking applications on September 30, 2026. Operating without a licence is illegal.
- Niagara-on-the-Lake: every short-term rental needs a town licence; new applications are being accepted for all rental types.
