What it costs: a flat fee instead of a month's rent

In Toronto a full-service leasing agent is commonly paid one month's rent plus HST to find a tenant for a 12-month lease. On a one-bedroom condo renting for $2,400 a month, that's $2,400 plus HST, every time the unit turns over. A flat fee listing costs the same whatever the rent: $69.99 a month (cancel any time), or $99.99 for 2 months, plus 13% HST.

You also choose what to offer a tenant's agent: a share of one month's rent or a flat amount. It's only paid if a tenant's agent brings the tenant who signs. Many Toronto condo tenants search with an agent, so that offer helps get your unit shown. A tenant who finds your listing on their own costs nothing extra.

Work it out for your own rent: how much a realtor charges to lease in Ontario.

Toronto rules for condo landlords

A condo you rent out in Toronto answers to three sets of rules: Ontario's tenancy law, your condo corporation's declaration and rules, and a few City of Toronto by-laws. The condo rules (telling the corporation about your tenant within 10 days, fobs, deposits) are on our condo lease page. Here's what's specific to Toronto.

We checked each rule on the City of Toronto's and Ontario's own websites on October 27, 2026. Rules change, so confirm on the linked page before you rent. This is general information, not legal advice.

RuleWhat it means for your condoOfficial page
Vacant Home Tax3% of the assessed value if the unit is empty more than 6 months of the year. A tenant on a written lease of 30+ days, adding up to 6 months or more, keeps you clear. Every owner must declare by April 30 each year, or the City treats the unit as vacant. A long gap between tenants can count.toronto.ca
Short-term rentalsUnder 28 days in a row is a short-term rental, allowed only in your own principal residence and with a City registration. A normal 12-month lease isn't one. Many condo declarations ban short stays anyway.toronto.ca
Landlord licenceNone found for renting out one self-contained condo unit. RentSafeTO covers purpose-built rental buildings, not condos; the multi-tenant house licence is for rooming houses.toronto.ca
Renovictions by-lawOnly if you ever ask a tenant to leave for a renovation (an N13 notice): since July 31, 2025 you need a City licence for the unit ($728 in 2026) and must pay a moving allowance. Condo units aren't excluded.toronto.ca
HeatAt least 21°C from October 1 to May 15. If you supply air conditioning, it must run June 1 to September 30.toronto.ca
Smoke and CO alarmsYou, the owner, install and maintain them in the unit and give the tenant the instructions. Since January 1, 2026, condo units that need CO alarms need one next to each sleeping area and on every storey.toronto.ca

Rent increases in newer Toronto condos

Many Toronto condos were first lived in after November 15, 2018. If no part of your building was lived in on or before that date, your unit is exempt from Ontario's yearly rent increase guideline (2.1% for 2026). The test is the whole building, not your unit, and it's on you to show it (Residential Tenancies Act, s. 6.1).

The other rules still apply to exempt units: one increase every 12 months, with 90 days' written notice on the right form. Details: Ontario's rent increase guideline.

Applications, the lease and the deposit

Tenants' agents request showings through the showing system, and each request comes to you to confirm. Tell the concierge or security who's coming if your building asks. In Toronto a tenant's agent usually sends the OREA Agreement to Lease (Form 400) with a rental application, a credit report, an employment letter and references, so you get what you need to decide in one package.

Once you accept, the tenancy goes on Ontario's standard form of lease, which has a place to note that the unit is a condo and that the tenant follows its rules. Give your tenant a copy within 21 days. You can ask for a rent deposit of up to one month's rent, but not a damage deposit. Then send the corporation your tenant's details within 10 days (what the Condominium Act asks).

Is listing it yourself right for you?

It suits owners who live in or near the city, can answer messages quickly and can let agents in or arrange access with the concierge. Showing requests come to you, so being reachable in the first days matters.

It's a harder fit if you live far away or want someone else to screen every applicant. A full-service leasing agent or a property manager is the right call then, and the fee buys that.

Toronto condo rental questions

Can I put my Toronto condo for rent on MLS® myself?

Not by yourself: only a registered brokerage can enter a listing on the MLS® System. A flat fee brokerage lists it for you for a set fee, and you handle showings, the tenant and the lease. You can check any Ontario brokerage in RECO's public register.

How much does it cost to list a Toronto condo for rent on MLS®?

With us, from $69.99 a month (cancel any time), or $99.99 for 2 months, plus HST. You also offer a commission to a tenant's agent, paid only if their agent brings the tenant who signs.

Does Toronto require a licence to rent out my condo?

We found no City licence for renting out one self-contained condo unit as a long-term rental. You still have to declare it for the Vacant Home Tax each year, and the renovictions licence applies only if you ever give an N13 notice. Short stays under 28 days need a City registration and must be in your own home.

Will I pay the Vacant Home Tax while my condo is between tenants?

Only if it's empty more than 6 months of the year. A tenant on a written lease of 30 days or more, adding up to at least 6 months, keeps you clear. Declare by April 30 either way, or the City treats the unit as vacant.

Is my Toronto condo exempt from rent control?

It's exempt from the yearly guideline if no part of the building was lived in on or before November 15, 2018. You still need 12 months between increases and 90 days' written notice.

Will my condo show on realtor.ca?

Yes. Once it's live on the MLS® System, it's sent to realtor.ca and shows in its rentals search. We email you your MLS® number when it's live; realtor.ca and each partner site then decide when they show it.
