Flat fee vs. paying a commission
A traditional listing agent is paid a percentage of the sale price, often 2–2.5% plus HST. On a $750,000 home that's about $21,000 at 2.5%. A flat fee costs the same whatever your home sells for.
Ontario figures with 13% HST. Both sides leave out the buyer agent's commission, which you offer whichever way you list.

Is a flat fee listing right for you?
It suits sellers who can answer calls, open the door for showings and negotiate calmly, and who know roughly what their home is worth (recent sales nearby on HouseSigma or realtor.ca are a good start). It's a harder fit if you can't be reached during the day, you want someone else to handle every conversation, or the property is unusual enough that pricing it takes a professional opinion.
Questions
Is a flat fee MLS® listing legal in Ontario?
Yes. Only a registered brokerage can put a property on the MLS® System, so a flat fee listing is a limited-service agreement with a brokerage (often called a mere posting). The brokerage lists your property and keeps the listing up to date; you handle inquiries, showings and offers yourself.
Can I get on realtor.ca without hiring a realtor?
Not on your own: realtor.ca only shows listings that a brokerage has entered on the MLS® System. A flat fee listing is how you get there without paying a full-service commission. Your listing goes onto realtor.ca with your property details, photos and description.
Do I still pay the buyer's agent?
Usually, yes. Most buyers come with an agent, and every listing offers that agent a commission (a percentage or a flat amount). You choose the amount when you list, and it's paid on closing. What a flat fee replaces is the listing side, the 2–2.5% you would otherwise pay your own agent.
Who handles offers?
You do. Offers are made out to you and come to you directly, and you negotiate the price and conditions yourself. Most sellers have a real estate lawyer review the offer before they sign.
Can I change my price or photos after I'm listed?
Yes. Send a change from your account (price, description, photos and other details) and we update the listing on the MLS® System. You can also mark it sold or leased from your account.
Can I list a rental?
Yes. The same plans work for houses, condos and rooms for lease, and lease listings go to rental sites such as Rentals.ca and Apartments.com through realtor.ca's partners.
