ListedBySeller vs RocketListings prices
ListedBySeller's prices are from its pricing page, checked on October 4, 2026; ours come straight from our checkout, so they're always current. Both are plus tax. The last column is what you get with our code FREEUPGRADE. Our MAX plan is 12 months with a free renewal until your home is sold or leased.
ListedBySeller advertises its fixed terms as a monthly rate too: $49.50 a month for 2 months, $41.66 for 3, $25.00 for 6 and $16.49 for 12, each billed up front. Ours work the same way: one payment for the term, and the monthly plan is the only one that bills again. With us, you can end a listing early from your account at any time; a prepaid term isn't refunded because the home sold sooner.
| Plan | ListedBySeller | RocketListings | With FREEUPGRADE |
|---|---|---|---|
| Monthly | $74.99 a month | $69.99 a month | — |
| 2 months | $98.99 | $99.99 | 3 months for $99.99 |
| 3 months | $124.97 | $119.99 | 6 months for $119.99 |
| 6 months | $149.97 | $149.99 | MAX for $149.99 |
| 12 months | $197.93 | $239.99 (MAX) | — |
Which one costs less?
It depends on how long you expect to be listed. Month to month we're $69.99 against $74.99, and our 3-month plan is $119.99 against $124.97. The 2-month and 6-month plans are within a dollar of each other. ListedBySeller's 12-month plan ($197.93) costs less up front than MAX ($239.99), but MAX renews free until your home sells or leases.
The bigger difference is the coupon. With FREEUPGRADE, $99.99 gets you 3 months, $119.99 gets you 6 months, and $149.99 gets you MAX. That means a 6-month listing costs $119.99 with us, and a listing that stays up until it sells costs $149.99.
Without the coupon the two price lists are close, so the choice comes down to the term you need and the set-up you prefer. If your home could take more than a month to sell, compare the 3-month and 6-month lines rather than the monthly rate: that's where the coupon moves the total the most.
On tax: we add 13% HST on Ontario listings. ListedBySeller lists Ontario homes only and its prices are also shown before tax.

What's the same, and what's different
Most of what you get is the same: an MLS® listing on PropTx's 14 Ontario boards, a realtor.ca page, up to 40 photos, no commission to the listing side, and the buyer's agent commission left to you. The differences are the company your agreement is with, where you can list, and how buyers reach you.

Both listing fees cover the MLS® listing itself. ListedBySeller also sells extras through its additional services page: signs, professional photos and video, floor plans, a pricing report and an interboard upgrade. Who you sign with
Only a registered brokerage can put a home on the MLS® System, so every flat fee service works through one. ListedBySeller's website says it "provides private property marketing services only" and that MLS® and realtor.ca listings are "available only through our partnership with ICI Source Real Asset Services Inc., Brokerage."
RocketListings is the website of Robin Hood Realty Limited, Brokerage. Your listing agreement is with the brokerage that enters your home on the MLS® System, and the same team handles your changes, your sold or leased update and your questions. Some sellers prefer one company from start to finish; others don't mind a partner set-up. Either way, ask who your agreement is with before you pay.
You can look up any Ontario brokerage or salesperson, including ours and ICI Source, in RECO's public register. It shows the registration status and the brokerage a person works under, which is the quickest way to confirm who is actually responsible for your listing.
ListedBySeller reviews
On October 3, 2026, Google's listing for ListedBySeller.ca showed 4.9 stars from 97 reviews, and Reddit has threads where sellers describe using it. Read the most recent reviews before you choose, and look for comments on how quickly the listing went live and how changes were handled.
For RocketListings, the quotes on this page are from real sellers who listed with us, and the numbers near the top are counted live from our records: homes we've listed on the MLS® System, homes sold or leased, and listings live right now. We don't buy reviews and we don't invent activity: if a figure is on this page, it comes from our database or from a source we name and date.
If you read the Reddit and RedFlagDeals threads, note the dates: a review from 2023 describes a different price list and, in some cases, a different process. The useful questions to ask any flat fee service are the same: how long until the listing is live, how changes and open houses are handled, and who answers when a buyer's agent calls.
ListedBySeller coupon and promo codes
We don't have ListedBySeller's coupon codes and we don't publish other companies' offers; its website lists its own promotions, so check there before you pay. What we can tell you about is our code, FREEUPGRADE, which is the one thing that changes the price comparison above: it gives you the next plan up at no extra cost.
Enter it at checkout, or use any button on this page and it's applied for you: pay for 2 months and get 3, pay for 3 and get 6, or pay for 6 and get MAX. It works on new listings and on listing credits; it doesn't apply to the month-to-month plan, and it can't be combined with another code.
If you're not ready to list yet, the same code works on a listing credit: pay for a plan now, with the upgrade, and use it when your home is ready. The credit stays in your account until you start the listing.
Switching from ListedBySeller to RocketListings
Moving over from ListedBySeller means a new flat fee MLS® listing with Robin Hood Realty Limited, Brokerage, sent to realtor.ca the way every MLS® listing is. There's no transfer between companies: your old listing ends with them and the new one starts with us, with a new MLS® number.
The one thing that holds a switch up is the old listing. The board's system flags a second active listing for the same address, so the previous one has to show as terminated or expired before yours goes in. If it still shows as active, we'll ask you for the termination confirmation from the old brokerage. Once that's clear, your listing is entered like any other and you get your new MLS® number by email. The steps:
New to flat fee listings altogether? Start with how listing on MLS® without a realtor works.
- End your current listing first. A home normally has only one active listing on a board at a time, so cancel it or let it expire.
- Start with us and choose a plan. Use FREEUPGRADE for the next plan up.
- Add your details and photos. You can reuse your description and photos if you own them.
- We enter your home on the MLS® System and email you your new MLS® number when it's live.
ListedBySeller vs RocketListings: questions
Is ListedBySeller a real estate brokerage?
No. Its website says ListedBySeller.ca "provides private property marketing services only" and is not a brokerage. MLS® and realtor.ca listings are provided through its partner, ICI Source Real Asset Services Inc., Brokerage. RocketListings is run by Robin Hood Realty Limited, Brokerage.
How do I list on the MLS® without a REALTOR® in Ontario?
You can't post to the MLS® System yourself: a registered brokerage has to enter the listing. A flat fee brokerage does that for a fixed price, and you handle showings, offers and negotiation. Our guide to listing on MLS® without a realtor walks through the steps, the costs and what you do yourself.
What's the best way to sell your house yourself?
Get it on the MLS® System and realtor.ca, where agents and most buyers search, through a flat fee brokerage. Price it from recent comparable sales, use good photos and a clear description, and answer showing requests fast. Keep a real estate lawyer for the paperwork. Our guide to selling privately in Ontario covers each step.
Is RocketListings cheaper than ListedBySeller?
For the monthly and 3-month plans, yes: $69.99 against $74.99 a month, and $119.99 against $124.97. The 2- and 6-month plans are within about a dollar. With FREEUPGRADE, each of our fixed-term plans comes with the next plan up free. Prices compared on October 4, 2026, before tax.
Is there a ListedBySeller promo code?
We don't publish other companies' codes; check listedbyseller.ca for current offers. Our code FREEUPGRADE gives you the next plan up free: 3 months for the price of 2, 6 for the price of 3, or MAX for the price of 6.
Do both put my home on realtor.ca?
Yes. Both list Ontario homes on the PropTx MLS® System, which sends listings on to realtor.ca.
Do I still pay a buyer's agent?
With us, you choose the amount you offer a buyer's agent when you list, and it's only paid if that agent's buyer buys your home. There's no commission to us, on any plan.
Is RocketListings affiliated with ListedBySeller?
No. RocketListings and Robin Hood Realty Limited, Brokerage are not affiliated with ListedBySeller.ca, ListedBySeller.ca RE Marketing Group or ICI Source Real Asset Services Inc. ListedBySeller is a trademark of its owner.
