PropertyGuys fees vs RocketListings prices

PropertyGuys publishes one price: "Get Started for $499" at its corporate office, for the Starter plan, with realtor.ca as an add-on (propertyguys.com, October 5, 2026). Premium and Elite are quoted by your local franchise office, and not every service is offered in every area. Our prices come from our checkout.

Is PropertyGuys or RocketListings cheaper?

For a listing on the MLS® System and realtor.ca, RocketListings is cheaper, and you can see the price before you start: $69.99 a month, $149.99 for 6 months, or $239.99 until sold. PropertyGuys' $499 Starter doesn't include realtor.ca, and the plans that do, Premium and Elite, are priced by quote.

With FREEUPGRADE, 6 months is $119.99 and MAX, which renews free until your home sells, is $149.99. PropertyGuys says the $499 you pay to get started is credited toward any services you add later, so ask your local office for a written quote that includes the realtor.ca posting and compare it line by line.

Compare like with like, though. PropertyGuys' Premium and Elite packages include marketing extras: professional photography, legal help with your closing and guidance on your asking price, and on Elite a virtual tour and help with offers and showings. If you'd use those, they're part of what the quote pays for. If you'd take your own photos and handle buyers yourself, you're paying for the listing alone with us.

On tax, we add 13% HST.

PropertyGuys vs RocketListings: what's included

Both help you sell without paying a listing agent's percentage, and both can put your home on the MLS® System and realtor.ca. The differences are in the package: PropertyGuys adds a lawn sign, an answering service and, on its quoted plans, photography and closing help; we publish one price for the listing itself.

How PropertyGuys works

PropertyGuys is a private sale franchise network: you sell your own home, and a local office supplies the sign, the marketing and an answering service. You start online with your address, then either set up the self-serve Starter plan yourself or meet the local office for a custom Premium or Elite quote.

Its site is plain about the model. PropertyGuys.com Inc. says "we represent neither the buyer nor the seller and we are not licensed to trade in real estate", and that licensed services, such as the realtor.ca posting and Elite's help with offers, are delivered by PG Direct Realty Ltd. (propertyguys.com, October 5, 2026). Each franchise is independently owned and operated, so what's offered can vary by area.

With us, you choose a plan online, add your details and photos, sign the agreement with Robin Hood Realty Limited, Brokerage, and we enter your home on the MLS® System. There's no meeting and no quote: the price on the page is the price.

Either way, you sell your house yourself: you show it, take the offers and close with your own lawyer.

Who each one suits

PropertyGuys suits a seller who wants a local office on hand: a sign on the lawn, someone screening calls and booking showings, and, on Premium or Elite, photography and closing help. RocketListings suits a seller who mainly wants the MLS® System and realtor.ca, where most buyers and their agents search, at a published price.

Either way, the decision that moves the most money is the buyer's agent commission. Many buyers use an agent, and on a flat fee listing you choose what to offer that agent, as a percentage or a flat amount, paid only if their buyer buys. A full-service listing in the Greater Toronto Area commonly totals 4–5% plus HST (Ferreira, September 2026); our guide to real estate commission in Ontario explains how the split works.

PropertyGuys reviews

PropertyGuys has a Trustpilot rating of 4.3 from 125 reviews (Trustpilot, October 5, 2026), on a claimed profile where many reviews are marked "Invited". Each franchise office is run locally, so read the Google and Facebook reviews for the office near you, and check what sellers say about the final bill.

The useful details in any review are the same: how quickly the listing went up, how buyer calls and showing requests were handled, what the quoted package ended up costing with add-ons, and whether the office helped when an offer came in. RedFlagDeals and Reddit also have threads where sellers compare PropertyGuys' fees with other options; check the date, since packages have changed.

For RocketListings, the quotes on this page are from real sellers who listed with us, and the numbers near the top are counted live from our records: homes we've listed on the MLS® System, homes sold or leased, and listings live right now.

PropertyGuys coupon and promo codes

PropertyGuys doesn't publish promo codes: on October 5, 2026 its corporate office page showed only the $499 Starter price and custom quotes. Because each franchise sets its own quotes, any offer comes from your local office, so ask there. We don't publish other companies' codes.

Our own code is FREEUPGRADE. Enter it at checkout, or use any button on this page and it's applied for you: pay for 2 months and get 3, pay for 3 and get 6, or pay for 6 and get MAX. It works on new listings and on listing credits; it doesn't apply to the month-to-month plan.

The code matters most on the until-sold plan: MAX, which renews free until your home sells, comes for the price of the 6-month plan, $149.99. That's a published price for the whole time you're listed, where PropertyGuys' until-sold Elite package is by quote.

Switching from PropertyGuys to RocketListings

Moving over from PropertyGuys means a new flat fee MLS® listing with Robin Hood Realty Limited, Brokerage, sent to realtor.ca the way every MLS® listing is. There's no transfer between companies: your old listing ends with them and the new one starts with us. The steps:

  1. End your current listing first. A home normally has only one active listing on a board at a time, so cancel it or let it expire. Check your PropertyGuys agreement for its notice terms.
  2. Start with us and choose a plan. Use FREEUPGRADE for the next plan up.
  3. Add your details and photos. You can reuse your description, and your photos if you own them.
  4. We enter your home on the MLS® System and email you your new MLS® number when it's live.

PropertyGuys vs RocketListings: questions

How much does PropertyGuys charge in Canada?

On October 5, 2026, propertyguys.com showed its self-serve Starter plan as "Get Started for $499" at its corporate office, with realtor.ca as an add-on. Premium and Elite are priced by custom quote from your local franchise office, so the cost depends on where you live and which services you choose.

Does PropertyGuys list on MLS® and realtor.ca?

Yes, through its brokerage partner, PG Direct Realty Ltd., according to its site. Posting on realtor.ca is included in its Premium and Elite plans and is an add-on with Starter. Every RocketListings plan includes the MLS® System and realtor.ca.

Is RocketListings cheaper than PropertyGuys?

For a listing on the MLS® System and realtor.ca, our prices are published: from $69.99 a month, $149.99 for 6 months (or $119.99 with FREEUPGRADE) and $239.99 until sold. PropertyGuys' Premium and Elite plans are by custom quote and include extras such as photography and closing help, so get a written quote and compare.

Is PropertyGuys Canadian?

Yes. PropertyGuys.com Inc. runs a private sale franchise network across Canada, and each office is independently owned and operated. Its licensed services, including the realtor.ca posting, come from PG Direct Realty Ltd., a member of the Canadian Real Estate Association (CREA), according to its site. It says it has refined its approach over the past 20 years.

Why use PropertyGuys?

Sellers choose PropertyGuys for a local office: its round lawn sign, an answering service that screens calls and books showings, and, on Premium and Elite, professional photography, closing help and price guidance. If you mainly want the MLS® System and realtor.ca at a published price, a flat fee listing like ours costs less.

What percentage do most REALTORS® charge in Canada?

There's no set rate: RECO says commission is "not fixed or approved" by any authority. In Ontario, full-service listings commonly total 4–5% plus 13% HST, split between the two brokerages. Our Ontario commission guide has the sources, and the commission calculator shows the amount for your price.

Is there a PropertyGuys promo code?

We don't publish other companies' codes, and its corporate page showed none; ask your local PropertyGuys office about current offers. Our code FREEUPGRADE gives you the next plan up free: 3 months for the price of 2, 6 for the price of 3, or MAX for the price of 6.

Is RocketListings affiliated with PropertyGuys?

No. RocketListings and Robin Hood Realty Limited, Brokerage are not affiliated with PropertyGuys.com Inc. or PG Direct Realty Ltd. PropertyGuys is a trademark of its owner.
