What you keep by skipping the listing commission
On a $750,000 home, a 2.5% listing commission is about $18,750, plus HST. A flat fee listing puts the same home on realtor.ca for a set price. Try your own numbers:

Can I list on realtor.ca myself?
No. realtor.ca is run by the Canadian Real Estate Association (CREA) and shows listings from the MLS® Systems of real estate boards across Canada. Only a registered brokerage or a REALTOR® member can put a listing there; there is no "for sale by owner" button.
That's why sellers who want to sell on their own use a flat fee listing, also called a mere posting. A brokerage enters your listing on the MLS® System for a set fee, the listing flows to realtor.ca, and you handle the sale yourself: inquiries, showings and offers.
How to list on realtor.ca in 4 steps
Choose a plan and pay. It takes a few minutes, and your account is created for you.
Add your details, photos and ID, then sign. A guided form asks for what the MLS® System needs, and you sign the listing agreement online.
We enter your listing on the MLS® System. It's sent on to realtor.ca, and we email you your MLS® number when it's live.
Buyers and agents contact you. You book showings, take offers and negotiate directly.

How buyers reach you
Most buyers search with an agent. Buyer agents request showings through the showing system, and the requests come straight to you to confirm or reschedule. Buyers who use the contact form on realtor.ca reach us, and we forward the message to you.
Offers are made out to you and come to you directly. You negotiate the price and conditions yourself, and most sellers have a real estate lawyer review an offer before they sign.
How much does it cost to list on realtor.ca?
realtor.ca doesn't charge sellers; what you pay for is the brokerage that enters the listing. A full-service listing agent usually charges a percentage of the sale price, often 2–2.5% plus HST for the listing side. A flat fee listing costs the same whatever your home sells for: $69.99 a month, or $99.99 for 2 months, plus HST on Ontario listings.
You still choose a commission to offer the buyer's agent (a percentage or a flat amount). It's only paid on closing, and only if a buyer's agent brings the buyer.

Where else your listing appears
Every listing is sent automatically from the MLS® System. Besides realtor.ca, it's typically picked up by realtor.ca's partner sites and by MLS®-fed sites such as HouseSigma, Zolo, Condos.ca, Property.ca, Strata.ca, Wahi and Bungol. Each site decides whether and when to show a listing, and strong photos and a full description help. Rentals work the same way: lease listings show on realtor.ca and its rental partners.
Is listing on realtor.ca without an agent right for you?
It suits sellers and landlords who can answer calls, open the door for showings and negotiate calmly, and who know roughly what the home is worth (recent sales nearby on HouseSigma or realtor.ca are a good start). It's a harder fit if you can't be reached during the day, you'd rather someone else handled every conversation, or the property is unusual enough that pricing it takes a professional opinion.
Questions
Can I list my house on realtor.ca for free?
No. realtor.ca is free for buyers to browse, but a listing only gets there when a brokerage enters it on the MLS® System. A flat fee listing is a set price instead of a commission: from $69.99 a month.
Is realtor.ca the same as the MLS®?
Not quite. The MLS® System is the database that real estate boards and their members use. realtor.ca is CREA's public website that shows listings from those MLS® Systems. When your home is on the MLS® System, it's sent to realtor.ca automatically.
How soon does my listing show on realtor.ca?
Once your listing is live on the MLS® System, it's sent to realtor.ca automatically, and we email you your MLS® number. Each partner site then decides when it shows the listing.
Can I list a rental on realtor.ca?

What happens if the buyer doesn't have an agent?
They contact you directly and you deal with them yourself. The buyer's agent commission you offer is only paid when a buyer's agent brings the buyer. Have a real estate lawyer review the offer, as you would in any sale.
Do you list in Alberta too?
Yes. We list homes in Ontario and Alberta. Alberta listings have no tax added; Ontario listings have 13% HST.
