What sellers like about ListedBySeller
Three things come up again and again in the 5-star reviews: the price compared with a commission, how easy the listing is to set up, and quick replies by email. Many reviewers are landlords leasing a unit, and several have used it more than once. A few quotes, with the month they were posted:
- "It was dirt cheap, did absolutely everything they stated on their website, response was relatively quick with my questions" (5 stars, April 2025).
- "We actually received a conditional offer during our very first open house!" (5 stars, July 2026).
- "I have used this service on 3 occasions. It is easy to use and a great value." (5 stars, July 2026).
- "I often use this service to lease commerical buildings. Great value and does the job." (5 stars, January 2026).
- "We sold our home in a month. listed by seller was always very quick to reply to email inquiries" (5 stars, May 2024).
ListedBySeller complaints: what sellers don't like
The complaints are few but specific, and some sit inside 5-star reviews. They're the points worth asking about before you pay:
- The wait to go live. "Our only minor concern was the 7-day delay for the listing to appear on the MLS" (5 stars, July 2025). A Reddit user who paid for 3 months wrote that it "takes almost a week to get onto MLS once you sign on".
- The website. "The user interface is a bit dated and low tech" (5 stars, January 2026). "The system was cumbersome to use and timed out constantly. When attempting to save entered info, it saved each as a totally separate listing" (1 star, September 2026).
- Re-entering details. "Once you've created a listing and reporting is required for an offer or amendments, you have to re-enter all the property information again" (5 stars, June 2025).
- Buyer leads. "They fully control all the leads and wont share the lead contact details. Only a booking agent could call you" (1 star, June 2026, a lease). Another reviewer mentions realtor.ca messages being passed on "sometime later" (5 stars, June 2025).
- Support hours and answers. Support is "available only Monday to Friday" (5 stars, November 2024); one reviewer says help requests got answers from "AI bots" (1 star, September 2026), another that missing heat and water details weren't corrected (1 star, 2022).
- The reviews themselves. Both 2026 one-star reviewers say they don't trust the high rating ("I don't believe these great reviews"). We can't check anyone's reviews, including theirs, so read the low ones as well as the high ones.
What Reddit and RedFlagDeals threads say
Forum threads are older and mostly positive about the result, with the same warnings. Quoted from the text Google shows for each thread:
- "ListedBySeller.ca - I sold my home 101K over ask in 3 days" (r/PersonalFinanceCanada, thread title).
- "I listed the house on the MLS and offered buyers agent 2%. Saved myself 2.5% on a $2 mill home. I used listed by seller." (r/PersonalFinanceCanada).
- "I used listed by seller. Paid for 3 months. Fairly easy service to use. Takes almost a week to get onto MLS once you sign on." (r/TorontoRealEstate).
- "I used ListedBySeller.ca, listed for below the market rate to attract buyers. Took photos myself." (r/PersonalFinanceCanada, 2025): 14 visits in the first two days, then the seller chose to rent instead.
- "I used listedbyseller.ca for $100 for 3 months" (RedFlagDeals, 2021).
- "I just did this with listedbyseller.ca. It was fine, but be advised that the cheaper 'mere listing' services…" (r/PersonalFinanceCanada).
How RocketListings handles the same complaints
We're a competitor, so here's how we handle each complaint above, with numbers counted live from our own records rather than claims. Of our last 10 listings, the median went live on the MLS® System 2.3 hours after the seller submitted it, and 10 of 10 were live within 24 hours.
We have complaints too. In an r/RealEstateCanada thread, a landlord who used both services in early 2026 preferred ListedBySeller's updates and website to ours. That was our old system. We replaced it on September 24, 2026, and the table shows how it works now.
| The complaint | ListedBySeller (from its reviews) | RocketListings |
|---|---|---|
| Time to go live | "7-day delay", "almost a week" | Median 2.3 hours over the last 10 listings (10 of 10 within 24 hours) |
| Changes, offers and amendments | Property details re-entered | Requested from your account; most go in the same day, no fee |
| Buyer leads | Through a booking service; one reviewer got no contact details | Realtor.ca inquiries forwarded to you; showing requests come straight to you to confirm |
| Price for 3 months | $124.98 | $119.99, or $99.99 with FREEUPGRADE |
Before you pay any flat fee service
Reviews only tell you so much, ours included. Ask any service these questions before you pay:
- How many hours or days from submitting until the listing is live on the MLS® System?
- Who gets the buyer's name and number when someone asks about your home?
- How do you change the price, photos or an open house, and is there a fee?
- Who answers on weekends, and by phone or email?
- What does the full term cost, plus tax, with any coupon?
ListedBySeller reviews: questions
Is ListedBySeller legit?
Yes, it's an established service: its site shows © 2016–2026, it lists Ontario homes on the PropTx MLS® System and realtor.ca, and on October 18, 2026 Google showed 4.9 stars from 97 reviews. The complaints are about the wait to go live, the website and how buyer leads reach you, not about listings that never went up.
Are ListedBySeller's reviews real?
We can't verify any company's reviews, including our own. What we can say: 93 of 97 are 5 stars, 62 were posted in 2025–2026, and the two one-star reviewers from 2026 both say they don't trust the rating. Read the low reviews and the Reddit threads linked on this page alongside the high ones.
How long does ListedBySeller take to list a home?
Its site doesn't say. Reviewers mention "a 7-day delay" (2025) and "almost a week" (Reddit). With RocketListings, the median of our last 10 listings was 2.3 hours from submission to live on the MLS® System.
Does ListedBySeller give you the buyer's contact details?
By its own description, a receptionist service takes buyers' calls and realtor.ca messages are emailed to you. One 2026 reviewer leasing a unit says leads stayed with a booking agent. With us, realtor.ca inquiries are forwarded to you and showing requests come straight to you.
What's the best alternative to ListedBySeller?
