A flat fee commercial listing and a full-service commercial agent both get your property on the MLS® System and realtor.ca; the difference is who does the rest and how it's paid. The agent prices, markets and negotiates for a commission; with a flat fee you pay a fixed price and do those parts yourself:

What you get for the flat fee

For one fixed price, our brokerage lists your property on the MLS® System through PropTx (TRREB and the other Ontario boards it feeds), it's sent on to realtor.ca, and we keep the listing up to date until it's sold or leased. You get the MLS® number by email when it's live.

Showing requests from agents come to you to confirm, realtor.ca inquiries are forwarded to you, and price, photo and detail changes are made from your account. The plans are the same as for a home listing; see all plans and prices.

How to start a commercial listing

Starting takes a few minutes. Choose Commercial for Sale or Commercial for Lease when you start your listing, enter the address, and choose a plan; the FREEUPGRADE code applies at checkout. After payment a guided form asks TRREB's commercial questions: the Type and Category (you choose them from TRREB's lists), the zoning, the area, the price or lease terms, and the details your Type needs. Then you add up to 40 photos, your ID and proof of ownership, and sign online.

Already listed the building with us as a home? If it's zoned for commercial, clone it as a commercial sale or lease from your account instead of starting again. Everything a commercial listing asks for is in the commercial listing overview.

When a full-service commercial agent is worth it

A flat fee is the cheaper way to get on the MLS® System, not always the better deal. A full-service commercial agent earns the commission when the price depends on expert work: a multi-tenant investment property priced on income, a development site that needs a planning case, a large lease where the tenant improvement and renewal terms are worth more than the fee, or a sale you want marketed quietly to a short list of investors.

If that's your property, compare written offers from a few commercial agents; commercial real estate commission in Ontario explains what to ask. If you already know your building, its value and your lawyer, the MLS® listing is often the only piece you're missing.

Commercial real estate agent or flat fee: who it suits

A flat fee commercial listing suits owners who can answer agents' calls, show the space and work through an offer with a lawyer. It works best when the property is easy to describe and compare, and the owner already knows what it's worth or rents for. Typical cases:

  • A landlord with a retail unit, office suite or industrial bay to lease (how to list it)
  • An owner-user selling their own building (selling without a full commission)
  • An owner of a store with an apartment above, listed as Store W Apt/Office
  • An owner of industrial or warehouse space (what the listing needs)
  • Anyone who has listed with us before and wants the same flat fee for a commercial property

What a commercial real estate agent does that we don't

Be clear about what the flat fee leaves to you. Our brokerage doesn't value your property, write marketing copy beyond your listing, call prospective tenants or investors, attend showings, or negotiate the offer or the lease. Those are the services a commercial real estate agent's commission pays for, and they're real work on a complex deal.

What you do get: the listing entered correctly in TRREB's commercial form (we check the Type, Category, areas and commission before it goes on the board), the MLS® number, showing requests and inquiries sent to you, changes made while you're listed, and the sold or leased update at the end. If you want advice on one part, such as the lease or the price, a commercial real estate lawyer or an appraiser can be hired for that part alone.

Is a flat fee commercial realtor right for you?

It's right if you want the MLS® System's reach for a fixed price and you're comfortable doing the showings and the deal. You stay a client of the brokerage for the listing service; the brokerage doesn't price, market or negotiate for you.

It isn't right if you want an agent to prospect buyers or tenants, advise on value and negotiate every term; pay a full-service commercial agent for that. Either way, check the brokerage on RECO's public register before you sign anything.

What is a flat fee commercial realtor?

A licensed brokerage that lists your commercial property on the MLS® System for a fixed fee instead of a commission. With us that's from $69.99 a month in Ontario, for sale or lease. You handle showings and negotiation; you offer a commission to the other side's agent, paid only if they bring the deal.

How much does a commercial real estate agent cost in Ontario?

A full-service commercial agent charges a negotiated commission, often a percentage of the sale price or of the rent over the lease term, plus HST. A flat fee listing costs $69.99 a month or $99.99 for 2 months, plus HST, plus the co-operating commission you set.

Do you list commercial property for lease and for sale?

Yes, both, anywhere in Ontario our boards cover: office, retail, industrial, store with apartment, investment, land and farm. We don't list businesses for sale.

Do I need a commercial realtor to list on MLS®?

You need a registered brokerage to enter the listing, but not a full-service agent. A flat fee brokerage enters and maintains the listing, and you do the rest yourself.

Can I switch to a full-service agent later?

Yes. The monthly plan can be cancelled any time, and a fixed-term plan simply ends. If you decide the property needs a full-service commercial agent, ask to end the listing from your account and we take it off the MLS® System, so the new agent can list it.

What's the FREEUPGRADE code?
